Welcome to the Ledges, a classic summer cottage, perched over Northeast Harbor, exquisitely restored, and offering all of the modern comforts amidst the elegance of another era. Visitors will have a hard time pulling themselves away from this beautifully appointed cottage with its deep water dock, extensive porches, and sweeping views of the harbor, Bear Island, and beyond. Enjoy a game of billiards, curl up by one of the many fireplaces, or just lose yourself in the mesmerizing views as you sink into the welcoming luxury of the Ledges. Despite the privacy and peace, one is only minutes from the village shops, private clubs, farmers market, and of course all the outdoor activities that Acadia National Park has to offer. The Ledges offers the quintessential, classic cottage experience, and will have you returning year after year.

FIRST FLOOR: Enter into the great hall facing a sweeping double staircase leading to the floors above. Seating area and grand piano to the left of the entry hall, and dining table with seating for eight to the right. Around the corner you’ll find a luxurious, yet cozy living area with comfortable seating and fireplace. Den with comfortable seating and large flat screen TV opens into a stunning blue lacquered billiard room, with fireplace and water views. Centrally located is a full butlers pantry with bar area and dumb waiter to the kitchen below. Half bath. Opening off of the billiard and dining room, is a full porch running the length of the floor, perfect for cocktails, curling up with a book or just enjoying the activity of the bustling harbor.

LOWER LEVEL: Stunning views can be had from almost every room in the Lower Level of the Ledges. Enter into a fully equipped Kitchen with updated appliances, Subzero refrigerator, both gas and electric burners, and breakfast bar with marble countertops and seating for four. The kitchen area opens into an informal dining room with rustic farmhouse table and seating for up to sixteen. Mesmerizing views of the harbor. Charming, family room comfortable seating, granite fireplace, and game table just around the corner from the dining area. Half bath with pull flush. And finally a lovely room that could be used as a summer art studio, yoga room, you decide…this room leads to door to the path to private dock.

SECOND FLOOR: Full length porch on the water side. Bedroom 1, a stunning primary bedroom, features a Queen bed, fireplace, and luxurious bathroom with both a jacuzzi tub and separate shower. Linen closet with stackable washer/dryer opens from this room and includes full porch access, and adjoining large office/yoga/exercise space with kitchenette for morning coffee and more. Bedroom 2 is a second primary bedroom with Queen bed, harbor views and fireplace with en suite Full Bath in stunning mahogany and dark tones, separate tub and shower, plus walk in closet with washer and dryer. Bedroom 3 features Twin Beds with crib, and en suite Full Bath with clawfoot tub and afterthought shower. Bedroom 4 has Twin Beds and adjoining Full Bath with combined tub and afterthought shower.

THIRD FLOOR: Bedroom 5 with Queen Bed and and views of the water. Bedroom 6 and Bedroom 7 each have a Double Bed and a small study area. Bedroom 8 is a charming children's room with a pair of Double Beds and views of the water. Two additional Full Baths, each with combined tubs and showers. Laundry area with washer dryer. Bedroom 9 features a Queen Bed with views of the water.

OUTDOOR SPACES: Two floors of expansive decks with outdoor furniture and multiple seating and dining areas. Ledge and mature fir wooded areas with sparse lawn. Water frontage is steep and not easily navigated except via steps to the deep water dock and gardens. Propane grill located near front entrance.

About this area:

Northeast Harbor has the advantage of being quite close to Acadia National Park's Stanley Brook entrance, not to mention the appeal of the grand, historic summer cottage estates, some of which date to the turn of the century. Northeast Harbor offers high end shopping plus some dining opportunities and boasts an active library, community center, public tennis courts and golf course, and a premier marina.

Amazing House for Everyone!

We were a large family, aged 4 to 74, and every one found The Ledges to be beyond amazing. Each person found their favorite niche and were able to read, relax, play pool, work on a puzzle, or just watch the birds and boats go by from one of many decks or the dock. There were more than enough things to do in the well-appointed house but many would go off to walk to the nearby village and local beach or go for a mountain hike during the day and each found it very relaxing to return to this conveniently located house. As a family, we would congregate for meals in the lovely open kitchen and dining area. Everyone had a seat and there was plenty of room for a multitude of cooks. At the end of our stay, when we gathered for a family photo on the top deck, the eagle flew right over our heads! This visit to Maine was magnificent and memorable due to in no small part to the wonderful Ledges property. The Knowles Company took very good care of us and lived up to their motto of “distinctive properties and legendary service.” So thankful for their assistance in creating such an amazing family vacation. My only recommendation is that there be directions provided for the somewhat complicated master showers. We were never quite sure which lever did what, but that was a minor point in an otherwise extraordinary house.

Awesome Property

The Ledges was perfect for our family of 15, ages 11 to 80! Lots of room, plenty nooks for reading and relaxing. Well stocked kitchen, great appliances, water pressure, hot water! View to die for, although I recommend cutting down 1 tree that partially blocks the view on the lower deck. When we needed life preservers, the caretaker was there with them immediately! It might be a bit warm without air conditioning in July and August but our weather was perfect in May and June.

From The Knowles Company: We're so glad you enjoyed your stay! Sorry the tree was obstructing your view. Because of its proximity to the shoreline, the owners aren't legally able to remove it. And besides, the local ospreys and eagles love to use it as a lookout perch for fish in the harbor!
